General

  • Our online application is easy and only takes 15 minutes to complete. Visit the Apply Now link below and fill in the information requested. Once you input your information and other financial details, you’ll be on your way to signing your lease agreement. For any questions along the way, contact our leasing office and one of our friendly team members will be happy to assist you.

  • We offer roommate matching directly through the Holly St matching program or through GT Housing. As an official partner of Georgia Tech Off-Campus Housing, we leverage the GT Off-Campus Housing Portal and encourage guests to use the Roommate Finder (GT Login Required) to explore potential roommates.

    You cannot submit an application until all 4 roommates are ready to apply, since all 4 names are on the lease agreement.

  • A single lease means that all 4 occupants in your apartment are on the same lease. That means you are all responsible for the rent and it is up to you and your roommates to divide the costs and pay them on time. Many students use a roommate agreement to specify rent, duties, and house rules.

  • Co-signers are required for each tenant and ensure the timely, full payment of rent.

    If you don’t have someone to cosign for you, you’ll need to pay your final installment along with your deposit.

  • A co-signer is someone who is financially stable and close to the tenant. These are often parents of students. If you’re unsure who qualifies as a cosigner, please contact us.

  • Yes, background checks are part of the screening process, but are not due until later in the application process.

    These are conducted via Hemlane, which uses Trans Union as a screening partner.

  • International applicants have a separate screening process which is outlined in our international applicant screening guide.

  • Yes! Since Holly Street was designed for students, we offer sub-leasing options that make it easy for you to leave temporarily.

  • Yes! Apartments are fully furnished from the day you move in. Each Living room comes complete with a sofa, coffee table, SMART TV, and media stand. Kitchens are fitted with granite countertops, a large-basin sink with a faucet sprayer, and stainless-steel appliances including an oven with full stovetop, microwave oven, refrigerator, and dishwasher. Bedrooms each come with a bed, desk, chair, and closet with standard closet shelving. Bathrooms have tiled shower walls and granite surface vanities. Your apartment home also features hardwood-style flooring, USB power outlets, and an in-home stackable washer and dryer.

  • 1100 Holly St layouts are single-story. Each unit has its own entrance, where you don’t have to bump into other building tenants to get into your front door.

    Every unit is a 4 bedroom, 2 bathroom.

  • Yes! 2 designated parking spots are included in your rent. If you have additional cars, you may park on Holly St, which is free public parking, or you can purchase a permit for Georgia Tech’s E70 parking garage, which is across the street from 1100 Holly Street. Permits may be purchased from GT’s Parking & Transportation Department.

  • Our apartments are very safe as Holly Street is a dead end and there is zero through traffic. The apartments are at the very end of the street as well. The building is surrounded by major businesses and Georgia Tech properties. Directly to the east are Georgia Tech Research Institute and Warner Media, both of which have patrols that monitor the bordering areas.

    The pedestrian path is monitored by Warner Media Security and the neighborhood is regularly patrolled by the Georgia Tech Police Department.

  • Absolutely! You and your furry friends are more than welcome to call Holly Street home. You can add a pet addendum to your lease, which is required for ALL pets.

  • Included in your rent are water, sewage, and trash utilities.

    For an additional $200/month, you can bundle electricity and wi-fi internet. So there is just one monthly bill to pay.

    Note: There is a cap for electricity use of $130 per month. Excess of that amount will be billed to the tenant.

  • Internet is not included, but you can bundle electricity and wifi for an additional $200/month.

  • Renters insurance is required by each individual tenant. Coverage may be purchased through the provider of your choosing. Parents may add a renter’s policy to their homeowner’s insurance. The following are popular among our students: Assurant, Sure, and Lemonade

  • The total rent for your lease term is divided into 12 equal installments to be paid over the course of 12 months. Because each installment amount is derived evenly from your total rent costs and not from a monthly rental rate, there is no need to prorate based on the timing of your move-in or move-out date.

  • 1100 Holly Street has a rich history tied to Atlanta and Georgia Tech. Learn more about the legacy.

  • Each unit at our apartments in has its own mailbox located at the front of the building (Holly Street side)

  • We make things easy with our online Resident Portal. Paying rent is done completely online and can even be automated. When you become a resident, you’ll create an account to access your Resident Portal, where you’ll see an option in the dashboard to pay your rent each month. Rent is always due the 1st of the month. We recommend signing up for automatic payments through the resident portal so you never miss a payment.

  • The Resident Portal is where you can also go to submit maintenance requests. You can see a log of the maintenance requests you’ve submitted and the status of each. You can navigate to the maintenance tab in the portal, or you can simply press the “Submit Maintenance Request” button on the homepage of the dashboard.

  • Each apartment is assigned a trash and recycling bin. These are picked up every Monday morning.

    Tenants shoud pull their bins to the curb the night before and put them back Monday afternoon.
